Common HVAC Problems LA Homeowners Face Every Summer

There are several HVAC issues that Los Angeles homeowners face during the summer and periods of extreme heat. A proper maintenance schedule can prevent some of these problems, while others need comprehensive repairs or AC replacements. At Fleetwell, we’ve seen them all and specialize in AC tune-ups, repairs, and replacements. Learn about common issues and some HVAC troubleshooting tips.

Most Common HVAC Issues We See

During periods of intense heat, having a non-working HVAC system can be both annoying and dangerous for seniors and people with heart conditions or breathing problems like asthma. Air conditioners have many different moving parts, and each issue is usually due to one of the parts not working correctly.

1. Clogged or dirty air filters

A clogged or dirty air filter is one of the most common HVAC problems and can lead to poor airflow, an increase in energy consumption, and reduced cooling. When the filter is clogged, dust and dirt can also make their way to the evaporator coil, reducing heat absorption.

2. AC is blowing warm air instead of cool air

There are many reasons an AC blows warm air instead of cold, including dirty air filters, thermostat issues, refrigerant leaks, problems with the compressor and blower motor, and various electrical issues. If you’re not sure what the culprit is, it’s best to let a professional take a look at it.

3. AC won’t turn on at all

Much like an AC blowing warm air, there are many reasons why an AC won’t turn on at all. A tripped circuit breaker or wiring issue will disrupt the power, and the same goes for a blown fuse.  A faulty thermostat can also prevent the AC from turning on, while a refrigerant leak causes low pressure and triggers the unit’s safety shutoff.

4. Uneven cooling in the house

If your AC is only cooling one of your rooms adequately, it could be due to leaky or blocked air ducts. Your AC could also be the wrong size for your home. An oversized AC will cool the home too quickly and shut off, while an undersized AC will short-cycle (turn on and off) and expend energy to reach the right temperature.

5. AC is constantly running or short-cycling

If your AC is short-cycling or running constantly, your energy bills will increase. This could be due to low refrigerant levels, leaks, dirty filters, or electrical issues, which could be the reason your home feels hot even when your AC is running all day.

6. Strange noises from the HVAC Unit

Never ignore strange noises like banging, grinding, or hissing coming from your AC unit. These noises may indicate loose parts, which could result in a complete breakdown of the unit.

7. Water leaks or AC dripping inside

The occasional water leak or drip coming from your AC is quite common and usually due to condensation. However, other leaking components, like frozen evaporator coils, holes in the drainage pan, or a damaged condenser, need attention. If the issue is the result of a refrigerant leak, turn off your AC and call an HVAC technician for emergency repair.

8. The thermostat is not working properly

The thermostat sets the temperature for your AC. If it is malfunctioning, it could result in a malfunctioning AC or it might not turn on at all.

How To Troubleshoot HVAC Issues Before Calling a Tech

Before calling a licensed HVAC technician from Fleetwell, consider the following DIY solutions if your HVAC system is not working properly:

Check the thermostat

It could be as simple as replacing the batteries. It’s a good idea to replace the batteries at the start of the warming season. You can also reset the thermostat and make sure you have the correct cooling settings.

Replace your air filters

If you notice your air filter is dirty, pop it out and clean it with a vacuum and warm, soapy water. If you still notice it’s dirty or it’s older than three months, install a new one. You’ll be amazed at the difference in air flow with a brand new filter.

Check the circuit breaker

A tripped circuit can occur due to power surges, overloaded circuits (resulting from too many appliances on the same circuit), or faulty electrical issues in your wiring. Open your breaker box and turn the HVAC switch back on. If the unit doesn’t turn on, call a technician.

Remove any debris

If you notice dirt, rocks, leaves, or anything obstructing the AC, clear them. Check for mold buildup on components like the air filter. Mold can obstruct proper airflow, cause musty odors, and be a health risk.

Check for refrigerant leaks

A refrigerant leak causes low pressure and can result in a complete breakdown if it’s not fixed. If you notice a leak in the line, inside or on the outside of your AC unit, make a note of where it is and call a technician to come and fix it.

When Should I Replace My HVAC Unit?

There are a few telltale signs that you should replace and upgrade your AC

  • If your AC unit is nearing its 10- to 15-year lifespan, it’s time to consider replacement.
  • If you’ve had to schedule it for multiple expensive repairs, it’s probably time to replace your AC
  • If your AC uses the now-banned R-22 refrigerant. Since this refrigerant is no longer in production, repairs will become more expensive and parts harder to source.

Although replacing your AC may seem like an annoying expense, newer models offer easier comfort control with zoning capabilities, increased energy efficiency, and potential savings on your energy bills in the long run.

Preventative Maintenance Tips for LA Summers

The best way to ensure your AC is working at peak condition in the summer is to take a proactive, preventative maintenance approach:

  • Schedule routine AC maintenance with Fleetwell at least once a year, before the summer season.
  • Change your air filters every one to three months.
  • When you keep your doors open while using your AC, your home’s air pressure is balanced, which leads to even cool air distribution.
  • Keep debris off of your AC, especially outdoor units
  • In the colder seasons, cover or move your AC to a safe storage area.
